Chimney Repairs in Reading

Chimney Repointing & Leadwork in Reading

Reading's Victorian and Edwardian terraces were built with a chimney for almost every room, and many of those tall brick stacks are now well over a hundred years old. On a terrace the stack is usually shared with the house next door, it sits on the party wall, and it takes the full force of the weather from every side. The mortar between the bricks wears away, the flaunching around the pots cracks, and the lead where the stack meets the slates lifts or splits. We are about 7 miles away in Wokingham and repair chimneys across RG1, RG2, RG4 and RG30.

Every stack is looked at from the top down before a price is given, because a damp patch on a chimney breast can come from worn pointing, a cracked flaunching or failed lead, and only one of them may be to blame. The worn joints are raked out and repointed, cracked flaunching is renewed and new lead is dressed in around the base, so the stack sheds rain again.

If the leak turns out to be in the slates rather than the stack, our Reading roof repairs page covers that work. Where a whole roof has had its day, see our Reading new roofs page, and our Roofers in Reading page shows everything else we do in the town.

Repointing & Flaunching

Chimney Repointing & Flaunching in Reading

A century of rain and frost wears the mortar out of a Victorian stack long before the bricks themselves give up. Once the joints are open, water soaks into the brickwork, and on a shared terrace stack it can track down into both houses. Repointing rakes out the loose mortar and fills the joints again, so the stack throws off the rain rather than drinking it in.

The flaunching is the sloped mortar collar on top of the stack that holds the pots in place and sheds water off the top. On older Reading chimneys it is often cracked or patched, and it is renewed where needed so water cannot get in from above.

Signs Your Chimney Needs Repair

  • Damp Near the Chimney

A stain on the chimney breast in a front bedroom after heavy rain is the most common sign on Reading's terraces.

  • Crumbling Mortar

Gaps between the bricks you can see from the street mean the stack is taking in water.

  • Lifted Lead Flashing

Old lead around the base of a stack splits and pulls away from the brickwork, letting rain run into the roof.

  • Cracked Flaunching

Bits of mortar in the gutter or on the path below often come from the cracked collar around the pots.

Leadwork

Chimney Leadwork & Lead Flashing in Reading

The lead around a chimney is not one piece but a set, and each part keeps rain out of a different joint. On Reading's older roofs much of that leadwork is decades old, and once one piece cracks or lifts, water runs straight past it into the roof. Where only one piece has failed, it can often be repaired or renewed on its own; where the lead is tired all round, a new set is cut, dressed to shape and fixed into the brickwork joints.

These are the parts of the leadwork around a chimney stack.

Apron Flashing
The lead across the front of the stack, lying over the slates or tiles below it.
Stepped Flashing
The lead up each side, cut in steps and tucked into the mortar joints of the brickwork.
Soakers
Pieces of lead under the slates or tiles beside the stack, turned up against the brickwork.
Back Gutter
The lead channel behind the stack that catches rain running down the roof and carries it round the sides.
Cover Flashing
The lead that laps over the joints and the tops of the soakers, so water cannot get behind them.

Pricing

What Affects Chimney Repair Costs

A short stack on a semi and a tall shared stack on a three-storey terrace are very different jobs, so chimney repairs in Reading are priced once the stack has been seen. These are the things that decide the cost.

FREE, No-Obligation Quotations

Every roof is looked at before it is priced, so the figure you get is the figure for your job. Your quotation costs nothing and commits you to nothing.

  • Size & Height of the Stack

Tall Victorian stacks have more brickwork to repoint and need more equipment to reach.

  • Extent of the Repairs

Renewing one flashing costs less than repointing the whole stack, and rebuilding the top costs more.

  • Amount of Lead Needed

A full set of new leadwork takes more lead and time than replacing a single piece.

  • Scaffold or Roof Ladder

Some stacks can be reached with roof ladders, while tall ones over a pavement need scaffold.

FAQs

Reading Chimney Repair FAQs

Do You Repair Chimneys in Reading?

Yes. We repair chimneys across Reading, about 7 miles from our Wokingham base. Call 0118 373 2017 for a FREE quotation.

Can You Repair a Chimney I Share with My Neighbour?

Yes. Shared stacks are common on Reading terraces. We look at the whole stack and explain what each side needs, so you and your neighbour can agree the work.

Why Is My Chimney Breast Damp After Rain?

Usually because of worn pointing, cracked flaunching or failed lead flashing. We check the stack from the roof to find which one is letting the water in.

Should I Fit a Cowl to a Chimney I No Longer Use?

A cowl keeps rain, birds and debris out of an unused flue while still letting air move through it. We can advise on one when we check the stack.

Does My Chimney Need Rebuilding?

Most only need repointing, new flaunching or new lead. Rebuilding is only suggested where the brickwork is loose, badly cracked or leaning, and you are shown why.

Is the Quotation Free?

Yes. Every quotation is FREE with no obligation.
